What a landlord is responsible for
If you let residential property in England, two safety certificates are not optional. A Landlord Gas Safety Record, often called a CP12, must be completed every twelve months by a Gas Safe registered engineer for every gas appliance and flue you provide, and a copy given to the tenant within twenty-eight days. An Electrical Installation Condition Report must be in place for every tenancy and renewed at least every five years, with any remedial work completed within twenty-eight days of an unsatisfactory result.
We do both, we track when they fall due, and we contact you before they do. If you have several properties on different cycles, we keep the calendar so you do not have to.
Repairs and callouts
Tenants ring us directly if you would like them to, within limits you set. We confirm the price before dispatch, keep to your authorisation limit, and report to you rather than the tenant on cost. For anything above the limit we ring you first. Out of hours, the emergency line handles the burst pipes and lockouts that do not wait for office hours, at the rates on the pricing page.
Between tenancies, we turn voids round: safety checks, lock changes, minor repairs and a report with photographs so you can see the property is ready to let.
What you receive
Certificates in PDF the day they are issued. A written record and photographs for every repair. One itemised invoice, monthly or per job as you prefer. And a straightforward answer when you ask whether something needs doing now or can wait.

Yes, if you would like them to. You set an authorisation limit and we work within it; anything above it, we ring you before dispatching. You are always the one we report cost to.
02What happens if the EICR is unsatisfactory?
We send the report with the observations in plain English and a separate written quote for the remedial work, with no obligation. If you accept, we complete it within the twenty-eight days the regulations require and issue the confirmation you need.
03Do you do gas safety records and boiler services in the same visit?
Yes, and it is usually cheaper to combine them. The safety record is a legal inspection; the service is maintenance. Doing both at once means one visit for the tenant and one invoice for you.
04Do you cover HMOs?
Yes. Houses in multiple occupation have additional requirements, including fire safety and more frequent electrical inspection, and we can advise on what your licence conditions require.
