Blocked outletA gutter that overflows does not just make a noise. It soaks the wall beneath it, rots the fascia it is fixed to, saturates the brickwork, and shows up inside as damp on the bedroom wall and a musty smell in the corner of the room. Most of the penetrating damp we see in the Victorian terraces of Chorlton and Levenshulme and the 1930s semis of Sale and Cheadle started with a blocked or leaking gutter that nobody looked at for a few winters.

Gutters: clear, repair or replace
Most gutter problems are cleared and resealed in a couple of hours. Moss from the roof, leaves from the plane trees of Didsbury and Hale, and the odd ball collect at outlets and low points, and the water backs up over the edge. We clear the run, flush it, reseal failed joints and refix loose brackets so the fall is restored. Where a run of uPVC has gone brittle, or a cast iron section has rusted through, we replace it. Cast iron on a period house is worth keeping and can be repaired and repainted; where it is beyond that, cast-effect aluminium keeps the look at a sensible cost.
Fascias and soffits
Timber fascias and soffits rot when the gutter above them has been leaking, and once they are soft the gutter brackets pull out and the problem accelerates. We replace them in uPVC, which does not rot and never needs painting, and we fit ventilated soffits so the roof space can breathe, which matters on the tiled semis of Heaton Moor and Cheadle where condensation in the loft is a recurring complaint. New guttering usually goes on at the same time, because fitting new gutters to old boards or old gutters to new boards is a false economy.

Cast iron on period houses
The ogee cast iron gutters on the terraces and villas of Didsbury, Chorlton and Prestwich are part of what makes those streets look the way they do. They can nearly always be kept. Joints are raked out, resealed and rebolted, rust is treated and the run is repainted, and a section that has rusted through is replaced with matching cast or cast-effect aluminium.
In a conservation area, replacing cast iron with uPVC may not be permitted at all, and even where it is, it rarely improves the house. We will tell you what suits the street before quoting.

Usually blocked, sometimes wrongly set. Moss from the roof, leaves and the odd tennis ball collect at outlets and at the low points of a sagging run, and the water backs up over the edge. Occasionally a gutter has lost its fall or been fitted with too few outlets for the roof area, which is common on extensions. We clear the run, check the fall and the brackets, and tell you if the gutter is genuinely undersized.
02Can cast iron gutters be repaired?
Yes, and on a Victorian terrace in Chorlton or Didsbury they are usually worth keeping. Joints are cleaned, resealed and rebolted, rusted sections are replaced with matching cast or cast-effect aluminium, and the run is repainted. Replacing a whole cast iron system with uPVC is cheaper but changes the look of the house and, in a conservation area, may not be permitted. We advise on what suits the street.
03What is the difference between a fascia and a soffit?
The fascia is the vertical board at the edge of the roof that the gutter is fixed to. The soffit is the horizontal board beneath it that closes the gap between the fascia and the wall. Both are usually timber on older houses and rot when the gutter above has been leaking. We replace them in uPVC, which does not rot and does not need painting, and we fit ventilated soffits so the roof space can breathe.
04Do I need scaffold for new fascias?
For a single-storey extension or a bungalow, no. For the front or rear of a two-storey house, usually yes, or a mobile tower for short runs, and the price includes it. Ladders are fine for clearing gutters and small repairs but not for a day's work at height, and we do not ask our roofers to work that way. Access is priced on the quote so there is no surprise.
05How often should gutters be cleared?
Once a year for most houses, and twice for houses under trees, which covers a good deal of Didsbury, Hale, Bowdon and Worsley. Autumn is the obvious time, after the leaves are down. We clear, flush, check the fall and the joints, and photograph the run so you can see it was done. Landlords and agents can put it on a maintenance schedule through our property maintenance service.
