A letting or managing agent does not need another contractor who rings the office with questions. You need one that picks up the job from the system you already use, deals with the tenant, does the work, and sends back the evidence. That is how we set ourselves up for agencies.
We take jobs through your property management portal, by email, or by phone, whichever you use. Each job is acknowledged, priced within your authorisation limits, and confirmed back with a scheduled time. The engineer contacts the tenant directly to arrange access, and we chase if they do not respond, so your property manager is not the go-between.
Tenant liaison and access
We hold keys where you would like us to, logged and stored securely, so void properties and non-responsive tenants do not stall a job. Engineers carry identification and confirm it against the tenant contact details you hold, and we record every attendance, including no-access visits, so you have the audit trail if a dispute arises later.
Compliance across the portfolio
We keep the certificate calendar for every property you put on the account: gas safety records annually, electrical inspections at least every five years, and anything else the property or its licence requires. You get a monthly view of what is due, what is booked and what is complete, and a copy of every certificate the day it is issued.
Every trade
One of the reasons agencies use us is that the job does not have to be categorised before it is raised. A tenant reporting water through the ceiling might need a plumber, a roofer or an electrician, and we send the right one after a short conversation with them. Any that can email a job or give us a contractor login. We work in your system rather than asking you to work in ours, and we confirm the process at set-up.
02How do you handle out-of-hours tenant emergencies?
Tenants can be given the emergency line directly, with a script that tells them what qualifies. We attend within your emergency authorisation limit and report to the property manager the next working morning.
03Do you provide the documentation we need for our approved contractor list?
Yes. Public and employer's liability insurance, Gas Safe, NICEIC and other accreditations, health and safety policy and risk assessments, and DBS confirmation for engineers, on request.
