What a scheduled visit covers

An annual visit checks that the stopcock and isolation valves actually turn, looks for weeps at every visible joint, tests taps and cisterns, checks overflows, clears slow wastes, inspects the cold-water tank and its insulation in older houses, and, where a Gas Safe engineer is on the visit, services the boiler and issues the landlord gas safety record. Faults found are fixed there and then if the part is on the van and the price is inside an agreed limit; anything larger is quoted in writing before we proceed. 01What does a maintenance agreement include?

A scheduled visit to each property, usually annual, covering the checks listed on this page; a boiler service and landlord gas safety record where a Gas Safe engineer is on the visit; small repairs done on the spot within an agreed cost limit; priority response for callouts between visits; a record for each property; and a single monthly invoice. The agreement states the daytime and out-of-hours rates plainly, so nothing on an invoice is a surprise.

02Is there a minimum number of properties?

No. A single let in Fallowfield and a portfolio of forty flats across Salford are both welcome, and the per-property price reflects the scale. Homeowners can book the same annual check as a one-off visit at the standard rate if they would rather not commit to an agreement. The pricing page lists the one-off check; portfolio pricing is quoted after a short survey.

03Do you deal with tenants directly?

Yes, if you want us to. We can take the call from the tenant, arrange access around their hours, attend, and report back to you or the agent with photographs and an itemised invoice. Where a fault is likely to exceed the agreed limit we contact you for approval before proceeding. Many letting agents in Didsbury, Chorlton and Sale route plumbing calls to us in exactly this way and see only the monthly summary.

04Does the agreement cover emergency callouts?

It gives you priority when you call, and the same emergency plumber attends around the clock. Out-of-hours callouts are still charged at the out-of-hours rate, because that is what they cost us to provide; the difference is that the rate is written into the agreement in advance rather than discovered on the invoice, and the engineer already knows the property.

05Can you keep the records my letting agent needs?

Yes. Each property has a file with the boiler make and model, the location of the stopcock and gas meter, the gas safety record and its renewal date, the service history and every repair with photographs. We send reminders before certificates expire and can provide the records in the format your agent or block manager uses. It is the same file our engineer reads before an emergency visit at 11pm.
