Under a sink or behind a toilet: Find the small isolation valve on the pipe and give the screw a quarter turn, or use the stopcock. Put a towel down. If the drip stops, it can usually wait until the morning at the standard rate.

From the boiler or a radiator: Switch the boiler off at the wall, put a container under the leak and note what the pressure gauge says. Most of these are a valve or a pressure relief problem, not a boiler failure.

Pouring from a pipe outside: A trickle from an overflow pipe is a float valve and can wait. Water pouring from a pipe cannot: stopcock first, then call.

A toilet or drain overflowing: Stop using water anywhere in the house and do not flush. Only lift an outside manhole cover if you can do it safely. We clear the blockage and find what caused it.

How we work

How we fix a leak, not patch it

Four stages, the same on a Sunday night as on a Tuesday morning.

  1. 01

    Find it

    Moisture meters, thermal imaging and the water meter tell us whether the leak is on the supply or the heating side and roughly where. Floorboards come up only when we know what is under them.

  2. 02

    Stop it

    Isolate the section, make it safe, get the water back on for the rest of the house. If a permanent repair needs daylight or a part, you have a working home tonight.

  3. 03

    Fix it properly

    The damaged section is replaced, not taped. Joints are made to the standard the insurer expects and the system is pressure-tested before we put anything back.

  4. 04

    Leave it dry and documented

    Photographs of what we found and what we did, and a written record you can send to your insurer.

How a booking works

The same four steps whether it is a dripping tap in Sale or a boiler that has stopped in Bowdon.

    Tell us the problem

    Call 07343 065023 or use the contact form. A few questions about the fault, the property and access are usually enough to price the visit.

  2. Step 2

    Agree the price

    You hear the callout fee, the hourly rate and any likely parts before an engineer is booked. If a survey is needed first, we say so.

  3. Step 3

    The engineer attends

    A qualified plumber arrives in the agreed window, in uniform and a marked van, with the parts that property is likely to need.

  4. Step 4

    Fix, test, tidy

    The repair is tested under working pressure, the area is left as we found it and you receive an itemised invoice by email.

Manchester property, and what tends to go wrong with it

A plumber who knows the housing stock saves you time. The Victorian terraces of Chorlton and Levenshulme still carry lead supply pipes and cast iron soil stacks, and original pipe runs sit under suspended timber floors where a slow leak can go unnoticed for months. The 1930s semis of Didsbury, Heaton Moor and Sale have been extended and re-plumbed several times over, which is why a single hot tap can lose pressure after a kitchen was pushed out. New-build apartments in Ancoats and the Northern Quarter run on communal stacks and pressurised systems, where a fault in one flat becomes the neighbour's problem and access means coordinating with a concierge. The larger detached homes in Hale, Bowdon and Altrincham have three or four bathrooms on one boiler, and the first sign of a failing pump is that the top floor runs cold.

We carry the parts these properties need on the van: 15mm and 22mm fittings in compression and push-fit, common thermostatic cartridges, the usual cistern internals, isolation valves and flexible tails. If a boiler needs a manufacturer part, we say so on the day and give you a written price rather than a guess.

Planned work, priced properly

01Do you charge more in the evening or at weekends?

Yes. Out-of-hours callouts cost more than daytime visits, and we would rather say so plainly than promise parity we cannot honour. Standard hours, out-of-hours rates, the callout fee and what it includes are all set out on our pricing page. Whatever the time, you hear the price on the phone before an engineer is dispatched, and nothing is added without your agreement.

02Are your plumbers Gas Safe registered?

Any work on a gas boiler, gas pipework or a gas appliance is carried out only by an engineer on the Gas Safe Register, and you are welcome to ask to see their card at the door. General plumbing such as leaks, drains, taps and toilets does not require gas registration, but every plumber on the team is qualified, insured and works to the same standard. 03Which areas do your plumbers cover?

Manchester city and its suburbs, including Didsbury, Chorlton, Ancoats and the Northern Quarter, plus Trafford (Altrincham, Hale, Bowdon, Sale), Stockport (Cheadle, Heaton Moor), Salford (Worsley) and Bury (Prestwich). 04Can I book a plumber for a fixed time?

For planned work, yes. We book daytime visits to a two-hour arrival window and the engineer calls when they are on their way. If a job before yours runs over, you hear about it before the window closes rather than after. Emergency work is dispatched to the nearest available plumber, so arrival is quoted as a realistic estimate on the call rather than a fixed slot.

05Do you work with landlords and letting agents?

A large part of our daytime work is for landlords, letting agents and block managers across Greater Manchester. We can attend one-off repairs with tenant liaison handled by us, or put a portfolio on a plumbing maintenance agreement with an agreed response time and a single monthly invoice.
