What a contract covers
A maintenance contract with us has two halves. The reactive half is a commitment on response: when something fails, an engineer of the right trade attends within the time tier agreed for that property or that type of fault. The planned half is a calendar: the servicing, inspections and certificates the building needs, scheduled in advance and carried out without you having to remember them.
Both halves cover every trade we run, so a shop, an office, a block of flats or a portfolio of houses can put its plumbing, electrical, locks, glazing and roofing under one agreement.
Response-time tiers
We offer three tiers, and you can mix them across properties or fault types. Priority cover means attendance within a stated number of hours, at any hour, for faults that stop the premises operating or make them unsafe. Standard cover means same or next working day for faults that are urgent but not critical. Routine cover means a scheduled visit within the week for everything else. Each tier has a target and a maximum, and we report against both.
Monthly reporting
Contract clients receive a monthly report: jobs raised and completed, response times against tier, planned work done and due, certificates issued, and spend against budget, by property. It is written to be forwarded to a landlord, a board or a head office without editing.
One invoice
Whatever the mix of trades and jobs in a month, it arrives on one invoice, itemised by property and job, on the terms in the contract. Reactive callouts within the contract are charged at the agreed rates rather than the public ones on the pricing page, and there is no out-of-hours surprise: the tiers and rates are in writing before you sign.
Who it suits
Managing agents with blocks or portfolios, retailers and hospitality businesses that cannot close for a fault, offices with a facilities function of one, and landlords with enough properties that the phone rings most weeks. No fixed minimum. A contract makes sense once reactive calls are frequent enough that agreed rates and response tiers save you money and time, which for most clients is a handful of properties or one busy premises.
02What happens if you miss a response target?
It is recorded in the monthly report against the tier, and the contract sets out what follows, from a credit against the month to termination rights for repeated failure. We would rather agree that in advance than argue about it afterwards.
03Are parts and materials included?
Labour and response are covered by the contract; parts are charged at the rates agreed in the proposal and itemised on the invoice. Some clients prefer a fixed monthly fee that includes routine consumables, and we can price that.
04Can we include planned refurbishment work?
Yes. Larger projects are quoted separately, but contract clients receive the same agreed rates and the same account contact, and the work is reported alongside everything else.
