Hot water and heating, restored
A boiler that has stopped is the fault Manchester calls us about most between October and March. Sometimes it is a pressure gauge sitting at zero, sometimes a fault code, sometimes hot water but no heating, or heating but a shower that runs cold. What goes wrong, and where
Combination boilers in the flats of Ancoats and the terraces of Chorlton lose pressure through a weeping pressure relief valve or a small leak on the heating pipework; topping up works for a week and then it is back. System boilers with a hot water cylinder, common in the 1930s semis of Didsbury and Heaton Moor and the larger houses of Hale and Bowdon, fail at the motorised valve, the pump or the cylinder thermostat, so you get heating without hot water or the reverse. Immersion heaters trip or burn out. Diverter valves stick. Fans, ignition electrodes, gas valves and circuit boards fail with age, and on a boiler more than about fifteen years old we are honest about whether the part is worth fitting.
Repair, service or replace
Most faults are a single part and a repair is the right call. Where a boiler is old, out of production or has failed twice in a year, we say so, give you the repair price and a written replacement quotation side by side, and leave the decision to you. An annual service keeps the manufacturer warranty valid on newer boilers and picks up small faults before winter; it is included in our plumbing maintenance agreements for landlords, who also need a gas safety record each year.
When it is an emergency
No heating in a home with a baby, someone elderly or unwell, or in freezing weather, and any smell of gas, are emergencies. Yes, on a sealed system with a filling loop, and the boiler manual shows where it is. Open the loop until the gauge sits between 1 and 1.5 bar, close it, and reset the boiler. If the pressure falls again within days there is a leak somewhere, often small and under a floor, and topping up repeatedly only hides it. 02Is the engineer Gas Safe registered?
Every engineer we send to a gas boiler is on the Gas Safe Register and carries their card. Ask to see it at the door; a genuine engineer will not mind. Work on the water side of a system, such as pumps, cylinders, motorised valves and immersion heaters, does not require gas registration, but the same team does both so you do not end up with two visits. 03Do you repair all makes of boiler?
We repair the makes fitted across Greater Manchester in any number, which covers most homes, and carry the common parts for them. For a less common or very old boiler we may need to order a part after diagnosis, in which case we make the boiler safe, tell you the lead time and the price, and return to fit it. If the part is no longer manufactured, we say so on the day rather than let you wait.
04Is no heating an emergency?
It depends who is in the house and what the weather is doing. No heating with a baby, someone elderly or unwell, or in freezing conditions, is an emergency and our emergency plumber attends around the clock. A healthy household in mild weather is usually better served by a daytime visit the next morning at the lower rate, and we will say so on the phone. Any smell of gas is always an emergency: leave the property and call the National Gas emergency line first.
05Should I repair or replace my boiler?
Repair, for most faults; a single failed part on a boiler under about twelve years old is nearly always worth fixing. We recommend replacement when the boiler is out of production, has failed twice in a year, or the repair is a large fraction of a new boiler's cost. You get the repair price and a written replacement quotation side by side, and the decision is yours. We do not push new boilers to people who do not need them.
06Do you service boilers?
Yes. An annual service keeps a newer boiler's manufacturer warranty valid, catches small faults before winter, and for landlords is usually done in the same visit as the gas safety record that the law requires each year. Servicing is included in our plumbing maintenance agreements and available as a one-off for homeowners, booked at the standard daytime rate.
