Slipped or cracked slates

Nail sickness lets slates slide; frost splits them. One missing slate lets in a surprising amount of water. Replaced individually, matched to the roof.

Slipped or cracked slates: Nail sickness lets slates slide; frost splits them. One missing slate lets in a surprising amount of water. Replaced individually, matched to the roof.

Lead flashing at the chimney: Flashing lifts, cracks or was never dressed properly. Water tracks down inside the chimney breast and shows up a room away from the roof.

Ridge tiles: Old mortar beds crumble and ridge tiles loosen in wind. Re-bedded on a dry-fix system so they do not need doing again.

Gutters and downpipes: Blocked or misaligned gutters send water down the wall, not the pipe, and damp appears inside. Cleared, realigned or replaced.

Valleys: Where two slopes meet, debris builds and the lining wears. The commonest source of a leak that only shows in heavy rain.

Every survey is photographed from the roof, not guessed from the ground, and you get the photographs.

Roofers who know what is over your head

Manchester roofs come in three broad kinds, and each fails in its own way. The Welsh slate roofs on the Victorian terraces of Chorlton, Levenshulme, Withington and Prestwich are now well over a century old; the slate itself is often sound but the iron nails holding it have rusted through, so slates slip one at a time after every gale. The clay and concrete tiled roofs on the 1930s semis of Didsbury, Sale, Cheadle and Heaton Moor suffer from cracked tiles, perished mortar on the ridges and verges, and lead flashings around the chimney that have split with age. And the flat roofs on extensions, garages, dormers and bay windows across every suburb have felt that has blistered and cracked, usually where water has been standing.

Our roofers repair all three. They also replace guttering and fascias, carry out written surveys for buyers and landlords, and respond around the clock when water is coming through a ceiling. Every job starts with photographs of the problem and a written price, and no job starts with a knock at the door.

Planned work and emergencies from the same team

The emergency roof leak page covers active leaks, storm damage and anything that cannot wait for a dry day, with a roofer on the way within 90 minutes. This page is the calm version. Roof repairs covers slates, tiles, flashings, ridges and chimneys. Flat roofs covers felt, EPDM and GRP on extensions and garages. Guttering and fascias covers the edges of the roof that keep the water away from the walls. And a roof inspection and survey tells you what you have before it becomes an emergency.

Daytime rates and out-of-hours rates are both published on our pricing page. They are different, and we say so. Whatever the hour, the price is confirmed before a roofer is dispatched.

How we quote

Every roofing job, from a single slipped slate to a full flat roof, starts the same way: a roofer goes up, photographs what is there, and gives you a written price for the work described. Access equipment is included in that price rather than added afterwards. We do not price from the pavement, we do not ask for cash, and nobody from this company will ever knock on your door to tell you your roof needs work.

Water finds electrics

A roof leak rarely stops at the ceiling. It runs along joists and finds the nearest light fitting, and a wet light fitting is an electrical problem as well as a roofing one. If a leak has reached a light or a socket, switch that circuit off if you can safely reach the consumer unit and tell us when you call; our own electricians attend alongside the roofer. Our guides on a roof leak in heavy rain and why your electrics keep tripping explain what to look for. Call 07343 065023 and we will send the right people.

How we work

A leak in heavy rain

What we do first, and what waits for a dry day.

  1. 01

    Stop the water

Buckets and a sheet inside, the loft checked, the electrics near the drip switched off. You are told what is safe to touch.

  2. 02

    Find the entry point

From the roof, in the rain if it is safe to be up there, because that is when the leak shows itself.

  3. 03

    Weatherproof tonight

A temporary covering or a slate slipped back into place so the house is dry until the permanent repair.

  4. 04

    Repair when it is dry

Lead, slates, mortar and felt all need dry conditions to last. The permanent repair is booked, priced and photographed.

Slate roofs on Victorian terraces

The slate on a Chorlton or Prestwich terrace has usually outlasted the nails that hold it. Nail sickness, where the original iron nails rust through, means slates slip one at a time after every gale. Each can be hooked back or replaced individually for years, and that is the right approach while the majority of the roof is sound.

The point at which patching stops making sense is when more than a fifth of the slates have slipped or been replaced, or when the battens or the felt beneath have failed. A survey with photographs tells you which side of that line your roof is on.

01Do you repair roofs or only replace them?

Mostly repair. A slipped slate, a cracked tile, a failed lead flashing or a patch of perished felt is a repair, and a good roofer will tell you so. We recommend a new roof only when the covering has reached the end of its life across most of its area, or the timbers beneath are failing, and we show you the photographs that justify it. Our surveys exist so that decision is made on evidence.

02Which parts of Greater Manchester do you cover?

All of Manchester, plus Trafford, Stockport, Salford and Bury, and Wilmslow in Cheshire. Most of our work is on the slate terraces of Chorlton, Levenshulme and Prestwich, the tiled 1930s semis of Didsbury, Sale, Cheadle and Heaton Moor, and the larger period houses of Hale, Bowdon and Altrincham. Each area has its own page with the roofers who cover it and realistic travel times.

03Will you go up and look before quoting?

Yes. Nobody can price a roof from the pavement. For repairs the roofer inspects from a ladder or roof access and photographs what is found before giving you a price, so you see what we see. For larger work and for buyers, a full written roof survey with photographs is the right starting point, and its fee is deducted if we do the work.

04Are you insured and are the materials guaranteed?

Yes. Our roofers work under our public liability insurance, and the materials we fit carry their manufacturers' guarantees, which on flat roof systems such as EPDM and GRP run to twenty years. Our own workmanship guarantee is set out in writing on your quote. We do not ask for cash and we do not knock on doors; every job starts with a written price.

05Can you work in the rain?

Emergency leaks are attended in the rain, because that is when they happen, and we can usually stop the water with a temporary cover or a localised repair. Permanent slate, tile and flat roof work needs a dry roof, so planned jobs are booked with the forecast in mind and moved if needed. We tell you if a job is being moved rather than leaving you waiting.
