Sale is a genuine mix: solid 1930s semis around Sale Water Park and Brooklands, post-war housing further out, and a wave of new-build apartments near the Metrolink line and Trafford Wharf. The semis are usually straightforward to work on but often have a single bathroom stretched to serve a larger family than it was built for, while the newer apartments bring sealed systems and, sometimes, underfloor heating that needs a different diagnostic approach to a standard radiator system. Proximity to the Bridgewater Canal and the Mersey means a handful of older properties nearer the water have had historical damp issues that are worth mentioning if you're dealing with a persistent leak that doesn't seem to have an obvious source.

Around Brooklands and the streets off Marsland Road, semis from the 1930s are the most common call-out, usually for a bathroom that's been extended or re-tiled over old pipework without anyone checking what was underneath. Closer to the water park and the newer developments, we're increasingly fitting and servicing pressurised unvented cylinders in place of older loft tanks, which changes how a low-pressure complaint gets diagnosed — it's rarely the tank at that point.
